Essential Functions

  • Maintains good tenant and client relations through prompt and courteous response to all service requests within the guidelines set forth by JLL.

  • Performs general maintenance and operation of central plant, package units and HVAC equipment.

  • Performs all maintenance in a safe manner. Follows corporate safety programs

  • Proficient with building automation system and controls

  • Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.

  • Assist with the installation and repair piping/tubing; wire single and three phase motors (single & two speed); run conduit; pull wiring to machinery, motors, operating parts, etc.

  • Install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment.

  • Checks, repairs and/or replaces valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, cores, pipes and other functional components of the system.

  • Disables and enables fire alarm control panels and systems.

  • Reviews on a regular basis and is prepared to follow all current emergency procedures set forth by JLL and the assigned property.

  • Maintains ethical, professional, and courteous relations with contractors.

  • Adjust and changes to HVAC and related equipment to maintain established comfort zones. These adjustments and changes must be within the guidelines set forth by the Chief Engineer and/or Assistant Chief Engineer. Interfacing with utilities as necessary (outage problems, access to meters, testing, etc.)

  • Coordinating work order activity.

  • Available to respond to after-hours emergencies.

  • Coordinating generator testing & refueling.

  • Examine, replace, relocate, or repair electrical wiring, receptacles, switch boxes, conduits, feeders, lighting fixtures and other electrical components.

  • Test electrical and electronic equipment and components for continuity, current, grounding, voltage, and resistance.

  • Maintain, repair, replace, and test switchgear, small transformers, switchboard meters, regulators.

  • Maintain, repair, test electrical motors, generators, alternators, industrial storage batteries.

  • Troubleshoot, maintain and repair industrial, electrical, and electronic control systems and other related devices.

  • Trace lines and examine drawings to facilitate repairs or modifications and install temporary grounding and lockout/tagout to facilitate work.

  • Conduct preventive maintenance IR testing, cleaning, and tightening of electrical connections and components.

  • Interact with clients and maintenance staff to determine the best approach for completion of assignments in a safe, environmentally compliant manner.

  • Collaborates with contractors, construction workers, plumbers, pipefitters, project managers, and designers in installing and repairing electrical system components.

  • Responds to operational and emergency situations, analyzing electrical systems and determining course of action.

  • Performs the installation, maintenance, repair and operation of mechanical and electrical equipment and systems.

  • Performs general facility related maintenance work including: replacement of lamps/ballasts, electrical systems, generators, UPS equipment and other maintenance tasks.

  • Operates building electrical systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures.

  • Performs predictive maintenance, preventative maintenance, maintenance routines and equipment inspections, and service requests as directed.

  • Performs all duties in a safe manner and in accordance with established work standards and practices.

  • Perform emergency or preventative maintenance repairs off hours as directed on nights and weekends as needed.

  • Complies with all company policies and procedures and performs other duties as assigned.

  • Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workplace.

  • Other various duties and tasks as assigned

  • Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer.

Qualifications

  • High School diploma, state equivalent, or GED equivalent. Completion of Trade School/Vocational Schooling preferred

  • Journeyman or Masters Electrician License required

  • 5+ years of relevant experience, preferred

  • Strong communication and organization skills

  • Team player-works well with others

  • Able to regularly lift items up to 50lbs

  • Physically able to operate electric hand tools, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.

  • Able to work in close places such as closets, crawl spaces, attics, vaults, etc.

  • Able to work on a ladder up to 28’

  • Able to work on roofs of buildings – able to safely perform overhead work while standing on a ladder.

  • Ability to stand, sit, and walk for extended periods of time.

  • Ability to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time
